| PAINTING Our painting jobs are generally broken down into three categories:
Repainting Rental Apartments The lease expensive type of painting, usually done for property owners, superintendents, managers or tenants. The apartment is usually vacant and painted with the same color throughout. The color is usually standard off-white gradations and must be close to the existing old color to achieve one coat application. A typical one or two bedroom apartment could be painted in a day. Residence Painting The most typical job. Ceilings, walls and sometimes each room are painted with different colors. There is a much higher requirement for surface preparation. Detailed thorough painting, with sometimes primer or two coats application, is required. Custom jobs The most expensive, highest class of work, one that requires detailed surface preparation and/or using custom colors with deep pigment, which sometimes requires three coats application for desired result. The client expects top quality and is willing to pay for it. PLASTERING Plaster walls are popular again and with good reason. In every aspect, plaster is superior to drywall. Drywall is soft gypsum, laminated with paper on each side. It can be easily broken, scratched or damaged. Joints bumps and nail pops are common problems with drywall. Plaster, on the other hand, provides a hard, dense surface that is resistant to abrasion, denting and cracking. A finished surface is provided with a low in-place cost, together with a perfect smooth appearance and high quality. New modern plaster installation costs slightly more then drywall, but it will at least double the value of the overall project. On the other hand, old plaster walls can be repaired and skim coated for less then drywall installation with a much better appearance and higher value. Plaster
traditionally has been used to finish interior walls. It provided a clean,
durable surface, with adaptability to any shape, size and style. Plaster
was the number one choice for nearly all buildings until the 1940s. Old
plaster may first appear so damaged that its total removal seems the only
choice. However, there are practical reasons for saving it. First, three
coat plaster is unmatched in strength and durability. Second, it reduces
sound transmission and resists fire. Third, replacing plaster is expensive,
but repair it can be relatively cheap. In almost all cases, it is better
to repair plaster than simply laminate existing walls with sheetrock even
though most contractors will assure you otherwise. Plaster walls can usually
be saved and restored with no damage to the trim pieces and floor molding.
Windows, doors and moldings in old buildings are typically in harmony
with plaster walls. If you laminate plaster walls with sheetrock, you
usually need to remove and replace all trims and electric outlets. Plaster
can also serve as a base for irreplaceable decorative pieces. In addition,
plaster walls and ceilings contribute to the historic character of an
interior and should be always left in place if it is possible. |
